Buy-to-Let Guide.

Everything you need to know about buy-to-let mortgages

A buy-to-let mortgage is a specialist mortgage designed for property investors. Rather than assessing lending based on your personal income, lenders evaluate the rental income the property will generate. Most lenders require the monthly rent to be 20-30% higher than the monthly mortgage payment.

Most buy-to-let mortgages require a minimum deposit of 20-25%. Some specialist lenders may offer 15% deposits for experienced investors or in strong market conditions. A larger deposit improves your loan-to-value ratio and often secures better interest rates.

Lenders typically use projected rental income based on local market research or actual rental agreements. Many require rental income to be 25-30% higher than the mortgage payment (the "rental coverage" requirement). Some lenders average income over 6 months if the property has existing tenants.

Yes, many lenders will consider your personal income as additional serviceability. However, buy-to-let mortgages are primarily assessed on the rental income the property will generate. Your personal income strengthens the application but is secondary.

Portfolio landlord mortgages are available for investors with multiple properties. These assess the combined rental income from your entire portfolio. Portfolio loans may have different criteria, requiring larger deposits (25-30%) but offering flexibility as your portfolio grows.

Buy-to-let mortgages typically cover standard residential properties including houses, flats, and terraced properties. Most require properties to be let to professional tenants or housing associations. HMOs (Houses in Multiple Occupation) have more restrictive lending and higher deposit requirements.

Landlords can deduct certain expenses from rental income including mortgage interest (now at a standard tax rate rather than a deduction), property maintenance, insurance, and letting agent fees. We recommend consulting an accountant familiar with buy-to-let tax planning to optimise your position.

Buy-to-let mortgages can be fixed-rate (payment stays the same) or tracker/variable (changes with rates). Fixed rates provide certainty for your investment planning. When rates change, your rental income must still meet the lender's coverage requirements, so rising rates impact future refinancing.
