Bridging Finance.
Fast, flexible short-term capital used to 'bridge' the gap until long-term financing or a property sale is secured.
48 Hours
Our desktop valuation partners allow us to issue credit-backed terms within hours, not days. We provide the certainty you need for auction acquisitions or chain-breaking.
Is this you?
Bridging sits inside a wide range of deal structures. Select the situation closest to yours — we will tailor terms around your specific project and exit.
Auction Purchase
- Exchange is immediate; legal completion required within 28 days
- Typical term 3–9 months while permanent finance is arranged
- Exit: refinance to BTL or commercial mortgage, or sale
Light or Heavy Refurbishment
- Property in non-mortgageable condition — standard lenders decline at this stage
- Typical term 6–18 months covering acquisition and works
- Exit: refinance to term mortgage once habitable and re-valued
Chain Break
- Buy your next property before completing the sale of your current one
- Typical term 3–6 months until sale proceeds are released
- Exit: sale of existing property clears the bridge in full
Development Exit
- Build complete but units still selling — development facility approaching expiry
- Typical term 6–12 months through the sales period
- Exit: unit sale proceeds as they complete
Equity-Rich, Cash-Light
- Significant equity locked in your home or BTL portfolio — but not liquid cash
- A short-term charge against the existing property provides the deposit or equity injection needed for a new deal to stack
- Exit: refinance or sale of either property once the opportunity completes
Portfolio Capital Raise
- Raise against an existing investment asset to fund the next acquisition
- Typical term 6–18 months as a flexible capital facility
- Exit: refinance the bridge to a term product or complete asset sale
Speed of Capital
Funding secured in as little as 5 days for time-critical acquisitions.
No Exit Penalties
Freedom to refinance or sell without heavy early repayment charges on prime products.
100% Leverage
Achieve zero-equity acquisitions by cross-collateralising against other assets.

Bridging Finance Guide.
A comprehensive overview of short-term property-backed lending structures and capital requirements.
Bridging finance is short‑term, property‑backed lending designed to “bridge” a gap until sale, refinance or another liquidity event, usually over 1–24 months. It is used by buyers, investors and developers when speed, flexibility or complex property types make traditional mortgages too slow or unsuitable.

Retained Structure
Auction Purchases: Buying at auction, where exchange is immediate and completion deadlines are typically 28 days.
Time‑sensitive Transactions: Purchases, chain breaks, refurbishment and development exit, where fast, flexible funding is more important than long‑term pricing.
- Term: Typically 1–24 months, with many lenders expecting repayment inside 12 months.
- Loan size & LTV: Ranges from £25,000 to £100m, with gross LTV capped around 70–75% of open market value.
Interest is usually quoted monthly, not annually, and often falls between about 0.75% and 1.25% PCM.
Rolled‑up interest
Interest accrues each month and is added to the balance, with everything repaid at exit.
Retained interest
The lender “reserves” the full interest for the term at completion, reducing the net advance.
Serviced interest
The borrower pays interest monthly from cashflow or other resources.
Arrangement (1-2%)
Facility fee charged at setup, often added to the gross loan.
Valuation & Legal
Borrowers pay for RICS reports and both sets of solicitors.
Most unregulated bridging facilities avoid traditional early repayment charges, but many include a minimum interest period such as 1–3 months. After this, interest is often calculated daily.

Focusing only on the headline interest rate and ignoring fee structures, minimum interest periods and the interest calculation method.
Overlooking lender legal costs, valuation upgrades, or extension fees if the exit is delayed.
Use suitable valuation types (AVM where possible) and keep LTV lower to improve pricing.
Prepare documents early and use a specialist broker with access to both bank and non-bank lenders to negotiate competitive terms.
Speed: Streamlined deals can complete in 7–10 days with desktop valuations and search indemnities.
Criteria: Focus is on security and exit strategy, rather than strict income-based affordability.
