Advice you can check the working on.
Whole of market, commission disclosed before you proceed, and an honest answer even when the answer is no.
What unbiased actually means
The word gets used loosely. In specialist finance it comes down to two things: the range of lenders a broker can genuinely access, and whether you can see how they are paid. A broker tied to one lender, or restricted to a small panel, can only recommend what sits inside it. That is not necessarily bad advice, but it is bounded advice, and you should know where the boundary is.
Commission is the second half. Brokers are generally paid by the lender, by the client, or both, and the amount can vary by lender and product. The question is not whether commission exists, it is whether you get to see it before you commit. Ours is documented for your attention before you proceed.
Common questions
What does whole-of-market actually mean?
It means we are not tied to a single lender or a restricted panel. We review the specialist lending market — over 120 lenders across bridging, development, commercial, buy-to-let and residential — and recommend the facility that genuinely fits the case. A tied or restricted broker can only offer what their panel contains, whether or not it is the best answer for you.
How do brokers get paid, and does that affect the advice?
Brokers are typically paid by commission from the lender, by a fee from the client, or a combination. Commission can vary by lender, product and other permissible factors, which is precisely why disclosure matters. Any commission we receive is documented for your attention before you proceed, so you can see how we are paid on your case before committing to anything.
Do I pay a fee for an initial conversation?
No. An initial assessment of your case costs nothing and carries no obligation. If a fee applies to a particular piece of work, it is agreed in writing with you in advance — never applied by surprise.
Will making an enquiry affect my credit file?
No. We do not run a credit search at enquiry stage. A search is only carried out once you have instructed us to proceed with a specific lender and you have agreed to it.
What should I ask any broker before instructing them?
Four questions: Are you whole-of-market or restricted to a panel? How are you paid on my case, and will you show me? Have you placed a deal like mine before? And what is your honest view on whether this deal works? A broker who will not answer the last one candidly is selling, not advising.
What if my deal does not stack up?
We will tell you. We would rather lose a case that should not proceed than place one that fails at completion or leaves you exposed. Being told a deal does not work is advice, and it is often the most valuable thing a broker can say.
