The challenge

An established investor needed to move quickly on new sites as they came up, but conventional case-by-case lending is too slow for competitive acquisitions. The requirement was not a single loan — it was standing access to capital that could be drawn and repaid repeatedly, without renegotiating from scratch every time an opportunity appeared.

Our approach

Rather than arrange another single-asset facility, we structured a revolving credit line secured by a lien across the existing £5m portfolio. At 30% LTV the facility sat comfortably within the security available, which is what made the flexibility possible. Critically, we lined up the exit term facility at the same time as the revolving line — so the route out was evidenced before the first drawdown, not improvised later.

The outcome

A £600,000 revolving credit facility completed over a 12-month term with the exit already arranged. The client can now act on new sites at speed with funding effectively pre-approved, rather than losing deals while a lender underwrites from a standing start.

Exit strategy

Term facility arranged in parallel and lined up ahead of drawdown, providing an evidenced route out of the revolving line.
