The challenge

A client buying a business needed acquisition capital, but the funding case sat awkwardly between two worlds: the security was a London second home, while the purpose was commercial. Mainstream residential lenders are uncomfortable with acquisition purposes, and business lenders were not the right route for property-secured borrowing at this level.

Our approach

The right answer here was neither a standard remortgage nor conventional acquisition finance. We took the case to the private banking market, where the whole picture — the property, the wider balance sheet and the commercial rationale for the purchase — can be underwritten together rather than assessed against a rigid product box. Presenting the acquisition case properly alongside the security was what made the facility possible.

The outcome

A £600,000 five-year private bank facility completed against the London second home, unlocking the capital the client needed to complete the business purchase. The property was used efficiently as security without disturbing the structure of the acquisition itself.

Exit strategy

Five-year facility serviced from wider income, with refinance or sale of the security available as longer-term options.
