The challenge

A hospitality operator needed long-term commercial funding to refurbish and upgrade rooms at a Newquay bed and breakfast. Hospitality is a sector many lenders approach cautiously — trading income is seasonal, and the case had to be presented in a way that showed the refurbishment would strengthen the business rather than simply add debt to it.

Our approach

We assessed the trading position and the commercial logic of the works before approaching anyone. The improved rooms supported a higher achievable nightly rate, so the case was structured around the uplift in trading income the investment would create, not just the security value. We ran the negotiation on fees as hard as the rate, and kept the client in an open dialogue throughout — much of it over WhatsApp, so questions were answered in minutes rather than days.

The outcome

A £240,000 commercial term facility completed at 50% LTV over a 20-year term, with £2,000 of fee costs removed through negotiation. The client released the capital needed to upgrade the rooms and improve the rates the property could command — funding that pays for itself through better trading rather than sitting as a cost.

Exit strategy

Long-term amortising facility serviced from trading income, with the refurbishment supporting improved room rates and occupancy.
